This early 1960s downtown office building has experienced a successful repositioning as a mixed-use residential tower, providing a combination of student housing and executive suites for business travelers. Potomac Hospitality Services, a Cafritz Interests affiliate, holds a long-term lease on the building and serves as property manager.
The building was renovated to accommodate 119 studio, one-bedroom, and two-bedroom suites. Approximately half of the suites serve as residences for students at nearby Kendall College, while the remainder of the accommodations operate as corporate units under Potomac Hospitality Services' Marriott ExecuStay franchise. Since opening in the summer of 2000, 320 North Michigan has consistently surpassed occupancy and revenue projections.
